Flat roof applications are roofs that have the minimum amount of pitch to allow for rainwater to drain off the roof. Several different types of flat roofing systems are common for our region. Each flat roof system has its pro's and con's, however, if a flat roof is installed correctly and regularly maintained it should provide an estimated life span of approximately 20 years or more. We specialize in both Torch Down and BUR - Built Up Roofing, which is commonly known as Hot Mop roofing.
Commercial Roof Repair and Maintenance Programs
Commercial oof maintenance is recommended to be perform on a biannual basis at a minimum for all flat roofing systems to ensure the estimated life expectancy is reached. Due to the large amount of equipment and skylights found on many commercial roofs routine roof maintenance is recommended to be performed at least twice a year depending on the age and materials used, as well as, the quality of the original commercial roof installation. Recommended roof maintenance includes removal of all built up debris from the roof, clearing drains, removal of any fasteners left on roof surface, and sealing all roof flashing and transitions as needed. All skylights are checked for problem areas, and sealed if required. Many flat roofing systems are not properly installed and additional precautions must be made to ensure the integrity of the roof, the structure, and the contents within.
